CONSTRUCTION MANAGEMENT CAPABILITIES
1.) Estimating:
We will do multiple budget estimates, that are
based on various stages of design documents. We
would prepare estimates in-house as well as
obtain market-based estimates.
2.) Scheduling
of Construction: We would prepare
preliminary, as well as updated schedules at
each estimate, as the project progresses.
3.) Cost
Control: We, of course, are computerized
with our cost control and can give periodic
updates at any given time.

Subcontractor Solicitation and Selection:
We would be responsible for selecting companies
based upon their experience and abilities to
perform under the given project scope and
schedule.
5.) Value
Engineering: Our experience has lead us to
an approach which actively involves
subcontractors and suppliers, along with other
consultants, as team members in evaluating and
reviewing materials, systems and construction
methods for value engineering purposes. We
would review the materials specified and would
evaluate those products for applicability to the
budget and project life.
All architectural items as well as structural,
site, mechanical, electrical, plumbing and fire
protection systems would be reviewed.
6.)
Constructibility Review: A review of the
drawings and specifications will be made prior
to issuance for final bidding and construction.
Examples of items to be scrutinized would be . .
. conflicting specifications, unclear drawings,
coordination between architectural and
engineering drawings, vague drawing references,
costly detailing and maintenance isues.
7.) Job
Tracking: Communication with the owner would
be via periodic progress meetings, which include
a full discussion of all issues.
8.) Quality
Control: A project manager and team will be
assigned at the start of pre-construction
services. A field superintendent would be
assigned prior to start of construction.

Contractors, Inc. will bid on the following
items:

11.)Subcontractor
Bonds: All subcontractors may be required
to include an add
alternate
for the bond cost, which would be evaluated by
the CM team on an individual basis. Ultimately
the owner would make the decision based on risk,
size of contract, and financial strength of the
package contractor.
12) Warranty
Follow-Up: We, as the entity in control,
would stay involved on any warranty issues
arising during the warranty period, and beyond.
